British property investor, author and TV personality

History Claim

Rick Gannon (Richard William Thomas Gannon, born 1971) is a British property investor, landlord, author and social media personality based in Malvern, Worcestershire. Known online as "The Property Guy", he specialises in houses in multiple occupation (HMOs). With his wife Lorraine he runs the New Era Property group of companies, which owns and manages a rental portfolio centred on Worcester and sells property investment training. He has about 460,000 followers on TikTok, and in 2025 he appeared with his family on the Channel 5 series Rich House Poor House.

Gannon became, in his own words, a landlord "by default" in 1997: he and Lorraine could not sell their first home, which was in negative equity, so they let it out. They used the profit from a later sale to buy more rental property and to renovate and sell houses. He joined the police in 2001 and served for about ten years, running a small buy-to-let portfolio part-time alongside night shifts. When their son Ben, who has quadriplegic cerebral palsy, was nine and unable to play football with his friends, Gannon took a career break. He started a disabled football club and raised money for specially adapted wheelchairs. During the break, on a former colleague's advice, he moved into higher-income HMOs. Within about a year they had matched his police salary, and he left the force to work in property full-time.

New Era Property Solutions Ltd was incorporated in September 2014. New Era Property Ltd, New Era Training Ltd and Go Tenant Ltd followed in April 2017, together with the holding company Gannon Holdings Ltd. Rick and Lorraine Gannon are directors of each company. In 2021 the portfolio was valued at about £7 million and had 140 tenants. It consisted of 16 HMOs, 27 single lets, a pub, a serviced holiday let and 14 garages, and ten staff ran it. In April 2026 he told BBC News that he owned 70 properties worth more than £10 million. In the same interview he backed the Renters' Rights Act, saying it would make things fairer for tenants and "weed out bad landlords", and calling it "the biggest change we've seen in this industry for many, many years". He co-founded GoTenant, property management software for landlords who manage their own lets, which was built with developers in Bulgaria. Go Tenant Ltd was dissolved in June 2026. New Era Property Training runs courses, coaching and an online academy, and says it has trained more than 4,000 investors.

Gannon has written three books: 45 Ways to Buy Property (2017), House Arrest: A Practical Guide on How to Replace Your Income Through Property Investing (3P Publishing, December 2017), which he describes as a semi-autobiography, and The Property Millionaire Method (2022), co-written with Lorraine. He has written monthly columns for HMO Magazine and Your Property Network and speaks at property investment events. He and Lorraine host The New Era Property Podcast, first published as A Cup of Tea with Rick G. They also run the Facebook group "The HMO and Property Community Group", a finalist for Best Facebook Group at the Property Investors Awards, and both have mentored for the Peter Jones Foundation.

His social media videos give practical advice to tenants as well as landlords. In 2022 he said he spent up to two hours a day on them and received around 200 abusive messages a day, which he does not answer. His YouTube channel has more than 41,000 subscribers and 17 million views. On 19 January 2025 Rick, Lorraine, their daughter Charlotte and their son Ben appeared in series 11 of Rich House Poor House, swapping homes and budgets with a less well-off family. The episode looked at the cost of living with a disability on both sides of the wealth gap. It also showed how leaving the police had let the family adapt their house to Ben's needs.
